Applying
- What is the shortest term you offer?
- Four months. Most residents take eight or twelve months, and terms that line up with the academic year are the ones that fill first. If you need something shorter, ask — it depends on what is empty at the time.
- Can I apply from outside Canada?
- Yes, and most people do. You do not need to be in the country to apply, view or sign. We will do a video walkthrough of the actual room rather than a show suite, and the agreement is signed electronically.
- What do you need from me to apply?
- Photo identification, proof that you can cover the rent — a letter of admission and funding, an employment letter, or a guarantor — and the dates you want. If you have no Canadian credit history that is normal here and does not count against you.
- How long does it take to get an answer?
- One to two business days on a complete application. If something is missing we will tell you exactly what, rather than leaving it sitting.
Money
- What does the monthly rate include?
- Heat, hydro, water, high-speed Wi-Fi, use of the shared kitchen, and fortnightly cleaning of the shared areas. One payment, one date. There is no separate utilities bill.
- What is due before I move in?
- First and last month's rent, which is the standard deposit arrangement under Ontario law. We do not charge a separate damage deposit, because in Ontario a landlord cannot.
- How do I pay?
- Interac e-Transfer or pre-authorised debit from a Canadian account. If you are arriving from abroad we can arrange the first payment by international transfer and set up the rest once your bank account is open.
Living here
- Is the room actually furnished, or partly?
- Actually furnished. Bed and mattress, desk, chair, wardrobe or closet, nightstand and a light. The kitchen comes with cookware, crockery and utensils. Bring bedding, towels and whatever makes it yours.
- Who will I be sharing with?
- In a shared suite, between two and four other residents, each with their own room and their own agreement for that room. We tell you how many before you commit, and we do not put more people in a suite than it is set up for.
- Are guests allowed?
- Yes, overnight guests included, within reason and with the other residents in the suite considered. What is not allowed is a guest who is quietly moving in.
Practical
- How do I get around?
- Mostly on foot and by subway. Bloor-Yonge station, where Line 1 and Line 2 cross, is a three-minute walk. The east edge of the University of Toronto's St George campus is about ten minutes on foot, and Toronto Metropolitan University is three stops south on Line 1 or a twenty-minute walk.
- Is there parking?
- Ask us before you count on it. Most residents here do not keep a car: two subway lines are three minutes away and one commuter in three in this neighbourhood walks to work.
- What happens if something breaks?
- Report it and we fix it. Anything affecting heat, water, power or the ability to lock your door is treated as urgent and attended to the same day.
